What are the prices at Yas Riva Reserve?
Starting prices are AED 7.9M for a 4-bedroom inland villa, AED 9.3M for a 5-bedroom inland, AED 10.5M for a 6-bedroom inland, AED 13.3M for a 5-bedroom waterfront and AED 14.5M for a 6-bedroom waterfront villa.
How does the 50/50 payment plan work?
5% on booking, then 5% in March 2027, August 2027, January 2028, June 2028 and November 2028, 10% in April 2029 and 10% in September 2029. The remaining 50% is due on handover in Q3 2030. No mortgage pre-approval is required to reserve.
When is handover?
Handover is scheduled for Q3 2030.
What will the service charges be?
The indicative service charge is AED 6.21 per sq ft in 2030 and AED 6.33 per sq ft in 2031. Under the current offer, service charges are waived for the first five years.
Are there registration fees?
The 2% ADM (Abu Dhabi Municipality) registration fee is waived under the current offer.
What is the difference between inland and waterfront villas?
The 247 inland villas sit among the community’s parks and pocket gardens. The 45 waterfront villas line the canal, with larger homes (552 to 609 sqm) and plots of up to 1,294 sqm. The 6-bedroom waterfront villa comes in a standard and an L-shaped layout.
